Q. Are there any terms and conditions to the 200% Satisfaction Guarantee?

Easy to meet terms and conditions for the 200% Guarantee.

1.    Client must be personally present during the entire inspection. 

2.    Home Dynamics will refund the home inspection fee by check to the person who originated the fee payment. (This is the 100% Money-Back Guarantee) 

3.    The re-inspection will be completed by an inspector that meets the following conditions: Tennessee or Mississippi Licensed Home Inspector in good standing who is a member of The American Society of Home Inspectors (ASHI). 

4.     A check to pay for the re-inspection will be paid directly to the re-inspection company in their name for their inspection fee up to 100% of our original home inspection fee amount. (This is the 200% portion.) This guarantee is only for the home inspection service rendered. All other additional services are not covered by this guarantee. (i.e. Termite Inspection, Water Samples, Mold Inspection, Thermal Imaging, etc.) 

5.     A signed and witnessed Home Dynamics release from liability form must be received to initiate the above process. 

6.     Client must object and claim this offer within 3 days of the initial home inspection by providing their specific concerns in writing. Of course, if a concern comes up after that period we will be here for you, it’s just that the “200% Guarantee” offer will not apply.

7.     This offer only applies to pre-purchase residential inspections of single family homes, townhouses, and condo units. Single component inspections, consultations, and all other specialty services do not qualify for this offer.

Q. Do I have to be present for the home inspection?

You should be present while the home inspection is in progress. Those who attend the inspection generally have a better understanding of the property as viewed by the inspector, as well as the information contained in the inspection report. Attendance also helps you understand the inspection process as well as its limitations. I encourage you to reserve the necessary time to be present during the inspection and learn about your investment.

Q. How long will the inspection take?

There is no way to predict the actual amount of time the inspection will require. Times vary depending on the size, age, and condition of the house. For a single family home your inspector will likely spend 2-4 hours at the house. Home inspections do not have time limits and if extra time is required to properly inspect your home I will gladly spend the time.

Q. When do I schedule my home inspection?

If you are buying a house, demand that your real estate agent or attorney include a contingency clause with your offer. Then, once you have placed an offer on the home of your choice and the seller has accepted your offer (contingent on a home inspection) call (901) 590-5318 to schedule your inspection. Please remember that the inspection must be performed prior to the expiration of your contingency period, so please don't wait until the last minute!

Q. Can a house fail the inspection?

No. A home inspection is not a pass or fail examination. A professional home inspection is not an appraisal for valuation purposes and is not a municipal inspection for building code compliance. The purpose of a home inspection is to educate you about the condition of the property. A home inspection will describe the components present and report the observed conditions. Recommendations to correct deficiencies will also be reported.

Q. Is a home inspection a warranty or guarantee against future repairs?

No. It is impossible for home inspectors to predict every single repair or maintenance item that may be encountered when owning a home. A home inspection itself is not a guarantee or warranty of any kind.

Q. What if the home inspection report indicates problems?

There is no such thing as a perfect house. All homes require some degree of maintenance or repair. When the inspection report indicates problems or items that need repair that does not mean you shouldn't purchase the house. The findings in your inspection report are there to educate you so you are able to make an informed purchase decision.

Q. Can't I just do the inspection myself?

The ability to perform a home inspection is a unique skill like no other. Most people find it difficult to remain impartial and unemotional about the house they really want to purchase. Having an emotional interest in a home will affect a home buyer's judgment. For the most impartial and objective information a professional home inspector who is an independent third-party should be hired.

Q. What forms of payment do you accept and when is payment due?

Payment for your home inspection is due at the end of the inspection. Home Dynamics, LLC accepts personal checks, debit cards and most major credit cards including MasterCard, Visa, and Discover. Sorry, we do not offer escrow billing.
